Description:The position of Facilities Technician II is within our client. Under direct supervision, the scope of this position is responsible for maintenance items, installations and general repairs.This job description will be reviewed periodically and is subject to change by management.RESPONSIBILITIES:Provides maintenance, mechanical and electrical performance for the facilities and utilities equipment at the site including: Vacuum, Compressed Air, Emergency Generation, Power, City and Well Water, HVAC Equipment.Contact suppliers and outside vendors to maintain a complete stock of spare parts for the equipment under the Facilities and Utilities scope.Establish and execute the right maintenance procedures and frequencies based on equipment manufacture's operation and maintenance manuals, recommendations and equipment reliability history.Report results to the appropriate piers and clients (inside/outside facilities) on a frequent basis.Administer the computerized system of preventive maintenance (Maximo).Coordinate with outside contractors and vendor’s miscellaneous work related to the scope mentioned above.Ensure compliance with all the client procedures and all applicable regulatory agency requirements.Conduct minor maintenance and repair on all areas of the facility; including, but not limited to: flooring, wall patch, painting, plumbing, lighting, ceiling, tile, doors, etc.Electrical installations and wiringPlumbing installations and pipingFlooring patches and repairs for sheet vinyl and VCTOn-site escort of contractors and vendorsInstallation of minor equipmentOrganize and direct small projects and minor build outs not requiring the services of a general contractorAssist with HVAC maintenance and troubleshootingAssist Facilities Technician I; may be asked to train and/or mentorCarry out various tasks with site security systems such as conducting security badging; maintain security access control, and CCTV systemsMinor moving of furniture and conference room setup.Responsible for exhibiting professional behavior with both internal/external business associates that reflects positively on the company and is consistent with the company’s policies and practicesUnderstands and is aware of the quality consequences which may occur from the improper performance of their specific job.
