DESCRIPTION:Performs daily inspections of the client HVAC systems including all associated system components. Performs minor repairs to HVAC systems and components as needed. Reports any major malfunctions to direct supervisor.Performs minor repairs and modifications to the client plumbing and electrical systems and other equipment. This includes, but not limited to: adding or removing electrical outlets, lighting fixtures, lighting ballast, replacing light bulbs, replacing flush valves on plumbing fixtures and making necessary thermostat adjustments.Performs preventive maintenance to the client equipment and maintains necessary files and documentation on same. This includes, but not limited to, air filters, lubrication of motors, and shaft bearings.Performs and records monthly inspections of the client Life Safety components, to include but not limited to: Fire Extinguishers, Emergency Lights, Exit Lights, and Fire Doors.Performs daily inspections of the interior of the client to ensure that janitorial contractor is providing satisfactory service. Minor cleaning will be performed when conditions warrant action prior to janitorial staff arrival at night.Performs daily inspections of the exterior of the client to include but not limited to: sidewalks, parking lots, and building roof.Maintains the client security system, to include but not limited to: programming security access cards, deleting cards of individuals who are no longer with the client, maintaining communications between the client building systems, provides security reports as requested by Institute Leadership.Contacts and schedules outside contractors as needed for repairs that cannot be performed in-house.Serves as point of contact for the client staff housed in the client office complex and reports any maintenance issues directly to the client Property/Maintenance staff in a timely manner.Performs On-Call assignment by remaining available to return to work during an off-duty period. Responsible for carrying client assigned cell phone to respond to after-hours maintenance and/or emergency calls associated with the client.Five (5) years of work experience in the maintenance and repair of buildings, plumbing, electrical, and/or mechanical equipment. KNOWLEDGE, SKILLS, AND ABILITIESMUST have Commercial building maintenance experience.
