Market, Financial and Economic Analysis Services

Perform fair market value appraisals by a licensed MAI appraiser for a variety of property types including land, residential, office buildings, academic facilities, research facilities, medical office, retail, and hospitality with significant experience.
Area market study and/or feasibility study including assessing the ideal financing model and the impact on client revenues, expenses, and indebtedness.
Highest and best use analysis and review of underlying business and market assumptions of the proposed project(s), evaluating historical financial information, considering current and future market conditions in the field of the project, evaluating proforma financial information used in the decision making process, and preparing a written analysis of these and other matters, including the anticipated effects of the proposed transaction and operations on the client and a determination of whether the proposed project justifies approval and an explanation of the likely impacts, risks, and prudency of the proposed transaction
Provide market data of ground lease terms including ground rent factors, ground rent escalation rates, and ground lease duration
Perform market rental surveys based on alternative proposed uses
Provide information, judgments, and forecasts regarding general economic and real estate market conditions
Prepare transaction, property, and submarket comparisons and analysis as requested to inform strategic real estate planning
Provide market valuations of specific properties
Prepare written reports and presentations on recommendations as requested
Provide comparable data for construction costs, rental rates, etc.
Provide capital markets data and formulate financing plans, including presentations of alternative financial programs and strategies, taking into consideration various debt structures, project scope and phasing, and climate of capital market
Provide the client real estate staff with periodic local market updates related to a variety of asset classes and land uses
Other related services as needed
