The essential duties listed below are intended to be descriptive in nature and not intended to reflect all duties performed by this classification or all duties performed by every assignment within the classification.Provides lead oversight for HVAC Specialists and other workers in the maintenance of buildings and plantsPerforms journey-level and specialized installation, maintenance, and repairs of heating, ventilation and air conditioning equipmentParticipates in designing plans for new equipment and systems installations; develops heating and air conditioning specifications and diagramsOperates a centrally-operated, computerized energy management system; modifies parameters through software to control heating and air conditioning equipment; installs energy management hardware to control HVAC systems and equipmentEnsures proper adjustments and parameter modifications needed to keep the central plant operating and staging properly for longer equipment longevity expectancy and optimal operation and energy managementMaintains and keeps track of HVAC equipment maintenance scheduling in a computerized system, and maintains updated logs of services performed on equipmentProvides technical support to HVAC Specialist for complicated diagnostic and repairs made to HVAC equipment and energy management systemsParticipates in HVAC system upgrades, maintains equipment replacement and/or add-onsResearches and recommends appropriate and right capacity equipment as per existing equipment and site needsProvides training to HVAC Specialists on servicing, maintaining, and operating the central plants, including all chillers, HVAC units and sophisticated controls including monitoring software and toolsTroubleshoots live high voltage control circuits and systems on chillers and air conditioning systems that are interfaced with energy management systems to diagnose for damaged or worn out components; repairs or replaces partsOperates a wide range of tools and testing devices to locate technical problems with HVAC equipment and energy management systems, including circuit cards and computer softwarePrepares tubing, piping, joints and fittings for new installations or equipment repairsCuts, threads, reams, bends, and joins tubing and/or pipe by welding and brazingOperates welding and brazing equipment to join pipes and tubingConducts work in the field and in confined small and tight crawl spacesPerforms general electrical repairs pertaining to HVAC equipmentInstalls and adjusts switches, gauges, pneumatic thermostats, valves, and controllersLubricates, cleans, and adjusts HVAC equipment; Changes air filters, cleans strainers, descales tubing, and services and maintains compressorsReplaces and repairs compressors, motors, fans, valves, thermometers and belts on HVAC equipmentConducts inspections of systems for leaks, abnormal noise, and electrical defects; reviews testing to determine required repairsPerforms HVAC equipment installations including air ducts, evaporative coolers, diffusers, condensers, controls and other parts related to HVAC systemsPerforms maintenance and repairs on air handlers, pumps and other related equipmentProvides assistance and oversight with construction projects affecting HVAC equipment or systemsPerforms and oversees preventive maintenance on HVAC equipmentResponds to emergency situations for the purpose of resolving immediate safety concernsWorks from diagrams, blueprints, layouts, work orders, verbal instructions, or otherspecifications to install, troubleshoot, and test HVAC systemsPlans and estimates costs for projects, and communicates with outside vendors, manufacturers and other personnel to requisition and purchase HVAC materials and suppliesAdheres to and complies with common HVAC related codes and standards while installing, maintaining and/or repairing HVAC systems and related equipmentMaintains tools, equipment and work site in a clean and safe working conditionReports technical issues and problems to the assigned supervisorPerforms other duties as assignedRequired SkillsUniversal Certification or EPA 608 Certification or equivalent3-5 years of experiencePreferred SkillsKnowledge of VAS/BMS system such as Metasys or equivalentNotes:6:00 AM - 2:30 PM
